â€‹Immediately we identified that the existing website which was a one page multi-section site was not reaching it’s full potential, so we quickly overhauled it to ensure any traffic we would be sending to the website from the planned Facebook & Instagram ad campaign would view clear messages, multiple images of the development, be able to watch the video, and feel compelled to enquire.

We then commenced with mobilising a Facebook Ad campaign targeting four separate audiences and specifically targeted in and around the location of the properties given that in the COVID-19 climate we were promoting within, inter-state buyers were less likely to enquire. Following research we therefore targeted:
1/ First Home Buyers — People living within 25 miles of Currumbin aged 25-45 years+ who are interested in First-time home buyer grant, First Home Buyers Direct, My First Home, Terraced house, House Hunting, Home construction, New Home, New House, Home Design, Home and garden or Home Improvements.
2/ Downsizers — People living within 25 miles of Currumbin aged 45 years-65+ years who are interested in Terraced house, Terrace garden, Terrace (building), New Home, House, New House, House Hunting, Penthouse apartment, Apartment or Serviced apartment.
3/ Investors — People living within 25 miles of Currumbin aged 45 years-65+ years who are interested in Investment, Real estate investing, Real estate development, Real estate appraisal, Real Estate Investments, Real estate entrepreneur, Real Estate Investors, Real estate investment trust, Real estate owned, Better Homes and Gardens Real Estate, Buying and Selling Real Estate, Century 21 Real Estate, Creative real estate investing, Real estate investment club, Short sale (real estate), Property, Property finder, Property Investment, Real Estate Investor Magazine or Barefoot Investor
4/ Re-marketing audiences — People who had engaged with the company’s Facebook page + Instagram page in the past 365 days, people who had visited the website in the past 30 days & 60 days + their lookalikes
A total of $1800 was spent on ads in Month 1 with the following results being achieved:
- The campaigns reached 104,032 unique people in the period they ran
- 221,634 impressions were achieved (number of people who saw the ads, potentially more than once)
- People saw the ads on average 2.13 times
- We achieved 1,382 link clicks and 2,907 total clicks across the board — exceptional results for the spend + time
- We paid an average of $0.62 cost per click which is exceptional (general range is $1-$3)
- CTR across the board was 1.31%% which is in the higher range of normal (0.5 — 2%)
- The Middle of Funnel Traffic campaign performed the best — 4.02% CTR with the Down sizer audience achieving 5.26% CTR and 0.44 CPC
- Website stats showed 989 unique visits, 1,135 visits and 15 leads were achieved
- There were also 101 video plays on their ‘TAKE A TOUR’ video on the website
